(IGNORE any OLD kitchen pics on reviews - NO food served!) NON-SMOKING PROPERTY Eden Heights Senior Apartments, owned by National Church Residences, Inc. and is a HUD, income based property. INDEPENDENT LIVING ONLY apartments for seniors &/or disabled age 62+ Total 99 units: a mix of efficiency/studio (400 sq ft) & 1-bedrooms (500 sq ft), with limited number of total ADA-specific units, and 1 two-bedroom. Only Small pets (<25 lbs) MUST have Pet Deposit AND proper HUD documentation. ALL Pets MUST be carried or carriages in/out of the building at all times! (This protects pets and those with health issues and or allergies) Residents must provide, and pay for, Internet, Phone, TV services. (NO satellite or drilling for wiring allowed by ANY company in units) It is a Secure building: There is a 24-hour, high tech, entry system (can be problematic) Entire facility (inside and out) is monitored 24/7 via cameras and other security devices (ie: fobs, etc) There is NO entry to building from outside stairwells Apartments: standard key entry Remodel done? Situations STILL ongoing including water, heat/cooling, electrical and repair issues. Craft room: very limit space Library: small but sufficient Exercise Room: very limited access (MUST sign a waiver to use & NO instruction on equipment) Community Room: VERY limited mobility space & access. Apartments (entire building) are cooled by water-based cooling system -NOT electric based A/C -- similar to evaporative cooling. The heating is a boiler (water based) system. Units are all electric. Limited plugs in unit (Wiring in walls/behind plugs, still old / caution with hi-tech, high watt equipment) NO grills nor open flames -- no candles, grills of any kind, etc. allowed inside or outside (including patio). Electric: billed monthly, and added to monthly rental statement Parking: generally sufficient: residents & visitors need passes Laundry: equipment by 3rd party company (not reliable, costly). Five sets of standard size machines are split on 3 floors. Access to laundry room via fobs All apartment entries are internally connected by a well-lit, temperature controlled hallway - 24/7 monitoring. Two elevators and internal stairwells, at mid-section of building, are internal access to each floor. Secure, internal, private mailbox and package center is provided on 2nd floor. Hydraulic door hinges are on ALL doors throughout the building. Unfortunately, this creates issues for those with mobility or strength issues. --All doors canNOT be locked into the full open (extremely challenging when moving mobility devices, packages, laundry baskets, etc) The unit colors are dove/light gray, and black-ish. The floors are light colored, low quality, engineered?, wood grain style - floors are difficult to clean; not shiny; not sealed. Full size refrigerator and electric stove/oven (glossy black). The counter tops are light grey, marbled. Apartments have VERY Limited overall storage. Ceiling fans over the sleep area. Semi walk-in showers; hand-held shower head (concerningly attached to the safety grab bar). All units have a sliding door and small patio (limits on approved items for patio). One bed units also have one window (restrictors for limited opening). All units have fire alarms, and carbon monoxide devices. The entry/access halls, laundry facilities and common areas are variant shades of teal, beige, white, or grey. The flooring in main halls are the same as in units. The main entry area at front door is white tile (can be slippery). The lighting throughout the entire building is energy efficient LED. Quarterly Fire Drills are mandatory BI-Annual HUD inspections in units are mandatory Communication, and privacy, can be in short supply, moreover, there is no shortage of attitude.

EDEN HEIGHTS Senior Apartments at 627 Lakeview Blvd, New Braunfels, TX 78130, is solely an INDEPENDENT LIVING facility (owned by National Church Residences) - and it is income based/HUD facility for ages 62+. There are several efficiency (studio) and one-bedroom apartments, and only ONE 2-bedroom apartment (which requires 2 person who qualify for the income/HUD requirements). There are a limited number of strictly ADA Handicap apartments. The office is open MON -THURS 8:00am-4:30pm, and FRI 8:00am- 3:30pm - however, finding someone in the office may be difficult, as property is STILL under ongoing remodeling/construction....parking, privacy and general living is definitely in chaos. There is NO dining area - NO food served/sold on property (only Meals on Wheels) - there is a Community Room, but access is not granted at the current time due to construction. There have been bug related issues and TV/Internet issues - especially since remodeling/construction began back in 2024. Additionally, there have been (monthly) issues with no water or hot water, as well as no heat / no cooling issues - all since remodeling/construction began back in 2024. The high tech computerized entry and fob system recently installed is extremely difficult or confusing to many residents, and sadly, there has been little assistance or guidance in help with this issue, or several other issues. There is a laundry room located on two floors (a total of 4 washer and 4 dryers - when they are functioning - all at a cost). There will eventually be an "Exercise Room" but access will be limited to office hours and access is controlled by Management. There is a small Library, again access is limited/controlled.
