Maintenance response and overall upkeep at this property have been consistently disappointing. My air conditioning issue, reported on May 18, remained unresolved for an extended period despite multiple maintenance requests, creating an uncomfortable living environment during hot weather. While management sent a community-wide email explaining that air conditioning systems may struggle during periods of extreme heat, my concern was not simply that the apartment felt warmer than usual. The issue remained unresolved for an extended period, and residents should reasonably expect their homes to remain safe and comfortably livable during the summer months. Prolonged delays in addressing HVAC concerns, especially during high temperatures, are frustrating and can significantly impact quality of life. I also experienced a significant delay in resolving a refrigerator issue, which took an extended period to address. In addition, my bathroom shower drain has remained slow and ineffective regardless of regular cleaning and basic upkeep. This suggests a deeper plumbing issue that has not been addressed. There have also been reports from a downstairs neighbor regarding water leaking during use of the bathtub/shower, which raises further concerns about plumbing maintenance and potential water damage. While office staff have generally been polite in communication, the actual resolution of maintenance issues has been slow or incomplete. Essential systems such as HVAC, refrigeration, and plumbing require more timely and effective attention. Another concern is the lack of communication and follow-up from management. Emails often go unanswered, and phone calls are not consistently returned, making it difficult to obtain updates on outstanding maintenance requests. Residents should not have to repeatedly follow up on urgent issues involving essential household services. Prospective tenants should be aware of these ongoing maintenance, communication, and repair concerns before leasing at this property.

My experience with Acclaim has been nothing short of wonderful. The staff is warm, attentive, and genuinely cares about the residents’ well-being. I would especially like to recognize property manager Ms. Carrie, assistant manager Mr. David, and resident coordinator Ms. Angela for their kindness and professionalism. Our activity director, Ms. Shannon, does an outstanding job of keeping residents engaged with a wide variety of events that make each day enjoyable and fulfilling. I would also like to commend Mr. Godfrey, our assistant service supervisor, for his prompt and efficient handling of maintenance requests. My mother particularly enjoys the social gatherings, arts and crafts, and fitness classes, all of which have helped her feel connected and truly at home. Overall, Acclaim feels less like a facility and more like a welcoming neighborhood. I highly recommend it to anyone seeking a supportive and vibrant 55+ independent living community

Going downhill for the past 6-8 months, in my observation. Mostly due to the FACT that this is no longer a 55+ community! False advertising -- this is no longer a senior community. No matter what they advertise, don't expect a completely quiet community of older folks. Other observations: increase in trash in public areas--beer cans/bottles/empty Mexican beer cases, mostly. Increase in noise during our designated quiet hours, 10 p.m. - 7 a.m. Management says "call Henrico Police" but they don't always come for noise disturbance. Dumpsters overflowing on a regular basis--drawing vermin--not sure why we have so much trash when residents are forced to pay a monthly fee for trash removal services. BEST part of living here is the maintenance crew. They are friendly, competent, and responsive. Thanks for that. But I do see a decrease in the quality of life. I walk the property almost daily and see the increase in non-working vehicles and trash. Advertised things from the web, just aren't. The "yoga room" pictured on the website is just a storage space for craft and junk. Poolside grills have never worked, and have now been removed. Koi pond is often trashy and full of kids/teens, so not a "serenity garden" for sure. The poolside tot lot picnic table is used for marijuana hangout. It's not safe there. Upstairs renovations no longer require carpeting so the constant noise resembles a college dormitory. Clubhouse 24/7 gym has a broken door so you can't access it after 6 p.m. I'm almost afraid to complain for fear of what might happen to my rent increase next time...but there it is. I hope that I'll be able to rescind these comments the next time I review. For now, I can't recommend this as a safe, quiet, 55-plus community. It just isn't.

Acclaim at Carriage Hill put me at ease when helping my grandfather settle in to his new apartment. 2024 UPDATE: My husband and I have lived here for almost two years now, and we love it. When we have concerns/problems (e.g., maintenance issues), the staff members are responsive and helpful. While professional, they foster a friendly environment (our resident coordinator knows many of us by name), and do much to support our activities. The resident activites are what set this complex apart for me, thanks in large part to Shannon, our activities manager. Her listing on our staff contact list is "Merry Maker," and it's a perfect description. Shannon brings the fun to every event, whether it's a standing/weekly activity (like bingo) or a special event. She welcomes resident suggestions for activities and will go out of her way to make each activity/event a success. *********** 2022: We visited the complex for a tour and were impressed with how well the property is maintained, as well as the general features and amenities offered. Friendly, helpful leasing staff took her time with us and made us feel welcomed and cared for.

She absolutely loves this place, whenever there’s a problem, I put in a request via the website and its answered in an accepted amount of time and the problem is quickly rectified, luckily there have been only minimal issues they had to be fixed. I recently moved into this freshly renovated apartment, but unfortunately, I encountered a series of issues. The washer and dryer weren't functioning, and the closet door for these appliances couldn't close properly. The stove and oven were also non-operational, and the shower water couldn't get hot enough. In response to these problems, I filed a complaint with the leasing office. Their initial response was to put in an emergency ticket to address the issues. However, despite emphasizing the urgency of these repairs during multiple visits to the leasing office, there was no follow-up. It took four visits and five days before someone finally came over to address the problems. Even then, they couldn't complete the entire job, promising to return the next day to fix the closet door. Now, it has been six days, and the door still won't close. Despite additional visits to the leasing office, it seems that communication regarding this issue has stalled. I'm rating this place two stars because they did eventually fix most of the problems, but the lingering issue with the closet door is frustrating. I've asked multiple times when it will be resolved, and the response is always that maintenance will come tomorrow. If you're considering moving into these apartments, I recommend thoroughly checking everything before moving in, as the maintenance response has been disappointingly slow.

Their professionalism is excellent, their caring attitudes make you feel you are the only tenant they do work for, and their promptness is truly appreciated. I have lived here one year. I am very happy with my decision to move here. I live in a building with wonderful neighbors. I was originally going to be in an apartment that has yet to be updated with original appliances, cabinets, counter tops, and parquet floors. At move-in, I was pleasantly surprised to have carpet I don’t mind the outdated appliances/cabinets/counters basically because they work. My concern is if I ever decide to move out I will be charged the repair for the counter replacement because of visible cut lines. The freezer is missing the wire shelf. The one thing management forgot to do was a move-in inspection. So, I took photos of everything just in case. I love the trash service! Being arthritic, it is sometimes painful to walk to the bins; which are at opposite sides of the complex. The saltwater pool is amazing, well-kept and very peaceful. I don’t like paying for an Activity Fee if I don’t use the extras. I wish they would add more poop stations around the complex. People don’t clean up after their pets. The grounds are beautifully maintained. Downside: whenever I call, I NEVER get a person. I have to leave a voicemail. Sadly, I never get a return reply. I have to go in person to talk to someone. Downside: They HAVE to do something about the parking next to the Aspire building. At move-in, I was told that parking for the Acclaim residents are on the side of the street next to the Acclaim buildings and that was where we are to park. We are not allowed to park on the side of the street with Aspire Senior living building. However, I cannot tell you how many times I have tried to park in front of my building and unable to because there are people either living in Aspire, there are caretakers of a resident, there are workers of Aspire, or they are friends/relative of a resident that will park along our side of the street. Our side of the parking needs signs that read: PARKING FOR ACCLAIM RESIDENTS ONLY. And, parking needs to be monitored. Downside: The few times that I have had maintenance come in for an issue, I have no idea if they come in or not. My old apartment complex whenever maintenance showed up they always left a print out of the original maintenance request that included what they did when they were there. It would be nice to have a print out showing that one, they did show up and two What did they do and or what do they still need to do. **they need to replace outside building 5108 Sulky Drive. It keeps blinking and has been reported by several residents for approx. six months. That is a safety concern at night. Overall I’m very pleased.
