Excellent place to live. Both maintenance and grounds people come right away to fix problems and are very nice and friendly. Office management and staff are great and get on things right away. Always go out of their way to help us. Couldn't ask for a better quiet place to live!

The reason that I am giving Orchard View apartments a 3 star rating is because the apartments are not handicapped accessible. If you are in a wheelchair, or have a scooter, you will not be able to get into any of the buildings without someone holding the doors for you. I think someone recently complained, because my mom said that they put one at the front door of her building. She said it's not a good one though. People park in the back of the buildings to come into their apartments. There are 2 back entrances that are not handicapped accessible. I'm not sure how this set up is actually legal in NYS. the community and the apartments are beautiful. They have an elevator, so you would think that they would have thought about building accessible entrances throughout the buildings. I'm really hoping that my rating and comments will push the property management to make a change to make these buildings legally accessible for everyone.

Orchard View is a great place to live. The management and staff are wonderful caring people. We have been here almost 3 years and absolutely love it.

Apartmnets are spacious and modern. Amenities are excellent. Property Management and Maintenance Staff are very attentive. New owner recently so we will see what happens. NOTE: Rent was increaseded $61 per month last lease so plan your budget well.
