I moved to Royal Oaks Senior Living almost 3 months ago. I'm so happy to call this my "Home Sweet Home" I passed by this wonderful place many, many times, never thought that one day I would be a happy tenant. Anna, the manager is the "Best" example of how to run a place like this. So dedicated, helpful, nice and willing to help and maintain happy tenants. Theresa, her assistant goes above and beyond to make sure everything runs smooth, and a nice smile. The maintenance team Jose and Oscar amazingly attentive, courteous and respectful. I feel very safe coming and going into the facility. I'm extremely blessed and grateful to be around nice neighbors. My apartment is beautiful, I'm close to shops, gas stations, parks, postal service but most of all, I'm close to my daughter's home, just a 2 minute drive and or 20 minute walk. Thank you Anna and Theresa for all you do for us. Love the flowers throughout each floor by the elevators and main entrance. Happy to call this my new and beautiful home.

I have lived here at Royal Oaks Apts for 3 years. My apartment is neat and clean. I call this my "Home". When there is an apt problem, I report it and it is taken care of immediately. The office staff are quick and polite, as also the maintenance personnel. Enjoyable residents, bingo, donut coffee day, and events that please me. I cannot ask for more. I will be staying here as long as possible. Thank you.

We have just signed our 8th yearly lease! We love this care free style of living for the following reasons: 1. Very Quite 2. Very Safe 3. Yes the building is older but the maintenance is quick and good 4. The staff are friendly and helpful 5. The price is reasonable 6. Close to downtown San Marcos and Hospitals. That's it. I have loved calling Royal Oaks our Home. We have lived here for the past 10 years, and have seen office staff change through the course of that time, as well as seen the property age accordingly. I first will speak about our experience here, this is a safe, quiet, and beautiful place to live. We enjoy our privacy and also appreciate the thoughtfulness and compassion the amazing team that holds our homes together have shown my husband and I in some stressing times. We do not attend all of the wonderful events that are hosted by the royal oaks team, but we do enjoy the main holiday parties. Every month we receive a very nice newsletter that my husband enjoys, he looks forward to the crossword puzzles, and they add a schedule of events they will host for that month, they offer coffee and donuts on some Fridays, Bingo Nights, BBQ lunch parties they do go all out and we do enjoy the social chatter between the friends we have made at royal oaks. The main events are the Holiday parties, Thanksgiving Dinner has always been one of our favorites, and especially so since the Manager Anna began managing this place, she and her amazing staff really go out of their way to get a great meal, good time, fun games, and delicious desserts, not to mention all the raffle prizes. This last Christmas party everyone left with a gift, it was very nice and we sang Christmas carols too. Theresa is very nice and always so patient with us, reading some of my fellow neighbors reviews makes me smile, as it describes the same way we see our home, but I must say the most recent negative reviews on here are just unfair and incorrect, they do not in any way reflect the real experience it is to live at royal oaks, how they just accuse the team when I, and many of us here know how hard they work, even on days when the office is closed I see the manager in her office. Properties do age over time and some of the recent leaks that have been experienced although concerning, have been dealt with in a very professional manner by Anna and her team. I do not write reviews this long, I like them short and sweet, but I felt compelled to do so after what I read. Please read all reviews and you will see the positive reviews weigh more on truth.

Royal Oaks Senior Apartments has everything I have been looking for. The one bedroom unit is spacious enough for a single person. Ana and Theresa are very warm and welcoming, and there are various ammenities offered such as the pool, hot tub, ping pong, and little library nooks throughout the complex. In addition, the management team works hard to offer social activities such as Bingo, Coffee and Donuts in the Bistro, Holiday parties, fashion shows and summer Barbecues! The beautiful view is a bonus and is exactly what I've been looking for. I have been here for over a year now and I am settled happily into my new home!

This place is immaculate clean, the front office has a grand piano, pool table, comfortable couches for tenants to sit on and a kitchen that can be reserved for special occasions, the Leasing Agent is very informative and easy to talk to. The place is beautiful downstairs is almost like stepping into a 5 star Hotel. They have many amenities for seniors to enjoy their time such as a great selection of books in every floor. They also have tables where seniors can make puzzles and relax or exercise in the gym. They also have regular coin op laundry mats for tenants to us. The best thing was the trash shoot! They have one in every floor! You take your trash to the trash shoot and tada! Some Units have special tins but they all have handles in the bath tubs.

Moving to Royal Oaks was the best decision I made, I've been a tenant for several months now. I can't get over the sense of belonging, family, and community this place brings to you. You can see how Staff really goes out of their way for all of us here, and they bend backwards to try and accommodate even the most difficult situations, just as how strong of a team they are come rain or shine. The property is always well maintained, and cleaned, I really enjoy coming out to the downstairs living room area and chat with amazing people I now call friends. The activities hosted by the staff led by their wonderful manager Anna are so much more than what I would expect. Our Thanksgiving and Christmas Dinner were so much fun, and the thought, detail, and hard work done by the staff is worth of receiving the praise they deserve. Maintenance is just so great here, Oscar is friendly, respectful, and does so well in fixing any problem. Thank you Royal oaks

I have lived here for over 9 years. We have had different owners, management, & maintenance staff in that time. The current management keeps an eye on need for repairs & the appearance of property. We have regular landscaping, cleaning of common areas, & maintenance staff responds promptly to service request made by residents. Updates such as the resurfacing of pool /spa; plumbing repairs to one of 2 laundry facilities; and an upcoming update to our security gate system are examples of their diligence. There is a sense of community because of the residents working with management to ensure that our home here is welcoming. We take care of each other as needed & wanted. If you choose Royal Oaks to be your new home, you will find us friendly, considerate but not too over the top. You can be as involved in our community as you wish. Your privacy will be respected. We have weekly "Happy hours" if you wish to attend. Management also arranges activities such as coffee & donuts, holiday gatherings, and meet & greets. Stop by sometime to see our community.

The owners are not maintaining the building. They raised the rent the maximum allowed by the state for the last 2 years, during the pandemic. Now they're charging tenants for pest control as part of our utilities. Everything is old and outdated. No guest parking with limited street parking. The people who live and work here are very nice, though.

Facilities are well maintained. I've lived here for about six years and pleased with the way management handles the residents and property. Assistant Manager Liz Masik does a fine job with her part of the management team, as does the head manager, too. Management is polite and calm. Residents are on the older side so it's pretty much quiet in the building. Social activities, including parties, are arranged, and are overall fun, especially when the free food is provided! Free van service is provided for grocery shopping twice a week.

Family Matters

I lived here once before about two years ago. I left to live with my daughter and grandkids. After two years I was 'dying' to live alone again and contacted Janna, manager. I moved back in the middle of January 2018 and just love it! Do some things need to be improved? Yes....no place is 100% perfect. But I love Janna and Liz, management. They do their best. The residents are very friendly and I love the beauty salon. There is a No Smoking policy - with only one restricted area outside the building to smoke. No smoking in the rooms or balconies. If you come in with unrealistic expectations, you will be disappointed. As for me, you won't be able to pry me away from Royal Oaks!!
