I've lived at Kendrick Court for 2 years. I've not pleased with the management and maintenance teams. Particularly on April 15, 2026, there was a fire at the apartment complex causing damage to my apartment. [name removed], the Community Manager said I could move to another apartment while restoration work was being done to my apartment. I asked who would move my furniture. [name removed] replied "I had the hire someone to move my furniture to the vacant apartment and then hire someone to move my furniture back to my apartment when the restoration work was completed. I then asked [name removed] if the company would reimburse me if I went to a hotel she denied my request. Since the fire on April 15, 2026, only limited work has been performed on my apartment. For example, on April 15, my windows were boarded up in my bedroom. The workers did not adequately cover up my furniture, the plastic covering parts of my ceiling is becoming undone. A company representative inspected my apartment on April 23, 2026. However, to date no restoration work has been scheduled Below is a few additional complaints during my 2 year stay: 1. Prior to the fire, maintenance have not responded to my maintenance requests in a timely fashion. 2. The water is turned off across the building on many occasions disrupting daily activities for hours. 3. The leasing officer needs training on her telephone etiquette as she has been extremely unprofessional to me when she answers the phone. Note I gave Kendrick Court a rating of 1 because I accidentally press the 1 button and could not change. Rating should be 0.

Frequent management turn over. Maintenance is friendly but slow to respond and often give excuses. The HVAC system needs replacing, rodents on the first floor, and water is often shut off due to pipe problems in the building. Safety is not a priority. I experienced a defective stove top that caused an explosive dangerous issue. It was reported 4 days ago and shown twice to maintenance without requested removal of stove or replacement with a new one. Instead i get mixed responses of yes we are replacing then no we are going to try to repair as well as a different narrative given of the sequence of events that could have cost my life. The team though cordial very nice people on the every day experience, are not at all aware of the liability and legal position they place themselves in when advised of a safety issue, and even being offered for me to pay for a new better quality one out of pocket yet there is a refusal to remove. All units should have a safe operational stove and when dealing with an adult with disabilities for which i have full power of attorney, there should definitely be a sense of urgency. Life valued over excuses. I have stated on numerous ocassions that just as cars are recalled for safety defects, a lower grade stove should be treated the same. It should be removed without the tenant explaining over and over and requesting removal.

I have been a resident at Kendrick Court since 2019, and y'all have had many employers. Monic Allen in the leasing office has been a great asset to the property. She goes above and beyond to solve a problem, and she shows she cares .

I am somewhat new here at Kendricks Court though I am pleased to have found this residence. The entire staff from the office to their maintenance engineers.Alex and Tay have been wonderful . They are quite mannerly and quick to complete an order request. They are present and helpful if they see you in need in the lobby. Moreover; they and the housekeeping staff , keep the facility clean and orderly. I pleased to call this home .

Yes, Kendrick Court Apartments is really a Great place to live. We had moved both our parents here, and they both loved the place a lot. Special Thanks to Maritza, who has a personal touch and involvement with each one of the residents there. My parents loved it there. Highly recommend the apartments and the management team.

The staff at Kendrick Court statements are true professionals. Not only are they efficient, but they are absolutely kind, courteous and warm hearted. I appreciate having Maritza, Tito and Hector. Update: they've organized a COVID19 vaccination for the whole community. They are fantastic. I feel truly cared for and counted. Thanks ! Those that are 55+ I highly recommend Kendrick Court Apartments to be your next new home. It's a quiet senior community. The staff are caring and they make sure the tenants are well taking care of. So, make Kendrick Court Apartments your new home.

We live in this apartment complex more than 10 years. Very clean place, nice location, good size apartment. Completely renovated, Nice and Friendly management. Fest maintenance response. Definitely recommend this place.

This is my second time as a resident of this community. The management, Maritza and Jenmy, treat you like family. I feel like I am at home! Although there are many events and activities available, there is no pressure to join. It is at your own comfort level. I hope that I will be able to call this my final move.

The complex is kept in immaculate condition. The staff, especially Jenmy, is excellent, very kind, thoughtful and considerate when it comes to supporting and caring for residents. Everyone who saw Jenmy in the building would stop and say hello and chat with her. You can tell she loves the residents and they love her. That is huge piece of mind when it comes to having a loved one living at Kendrick Court.

I have been privileged to live there for the last month. Unfortunately this is during the pandemic so obviously all of the “ COMMON AREAS “ are closed out of an abundance of caution. However, even with the understandably strict health safety provisions , Kendrick Court remains a hospitable place to live as everyone is friendly and helpful. The location is also the best, near to all the amenities and utilities you can think of in Beautiful Herndon. The staff make you feel like family. I am also impressed by the cleanliness and good maintenance service of the Apartment Building. I highly recommend this place for Independent seniors.

I would like to thank Maritza Sixto, Property Manager, of The Kendrick Court apartments. On a recent visit she was kind enough to give me a tour of the facility and answer all of my questions. Maritza is truly professional, knowledgeable about the facility, patient and above all she greeted all the residents, as well as the potential residents, with a smile. Maritza is a joy and it was a pleasure meeting with her.

My mom who is 87 has been living here for about a year. The staff is just OUTSTANDING!!! They know their residents, care for them and offer an ear to listen to them when needed. My mom has enjoyed living their immensely. Unfortunately her dementia now requires a assisted living facility and the staff at Kendrick has been very helpful and understanding as we move mom to her next phase in her life. We could not have done this without the office staffs help. These folks truly care and the property is just great. I am sorry my mom could not have stayed longer!!!

My husband I moved to Kendrick Court in May and absolutely love it! I also moved my 92 year old Mom who is wheelchair bound and she couldn't be happier. The complex is safe, within walking distance to restaurants, Giant and CVS. The management staff is wonderful and responds quickly to any requests we have had. The maintenance guys are friendly and always respond within a few hours. Our neighbors so friendly and welcoming. Mom and I enjoy Bingo twice a week and have a lot of fun interacting with other residents. I highly recommend Kendrick Court to anyone looking for a safe, affordable, clean and handicapped friendly apartment. We have found our forever home here.

The application process was made so easy with the help of the very accommodating staff. Everyone here has made us feel so welcome. When we noticed a few items that needed correction they were done immediately within minutes. I would very easily recommend this place to someone I know.
