I am planning a long distance move and the staff at Hopkins Commons has been fantastic in assisting me with arrangements. I am so excited to be moving into my new apartment and so happy they welcome pets. Can't wait to use the dog park and make new friends. Selling my home and now going to have time to socialize! After living here for a year, things have changed. The apartment building are only cleaned 1 time a week, trash cans outside never emptied and overflowing most of the time. The dog park has raised metal pieces where the dogs and seniors can trip and become injured. Doors to the buildings have been broken for long period of times making the access available to anyone. Now we have old ruined furniture sitting outside for weeks but management ignores or does not respond to requests. Most people here are in their 70's or above. Not an upscale apartment complex. Various level of incomes as well Think twice before signing that lease.

As I have looked at some of the glowing reviews, I am astounded but I also noticed that many of these glowing reviews were filed in 2020. I moved in August 2021. Since then, the rent went up $50.00 the first year, $73.00 the second and I have heard from someone whose lease recently renewed, it's going up $70 something for my third. Keep in mind that this complex is for Seniors so I'm sure I'm not the only resident on a fixed income struggling to meet the rent plus $30.00 monthly for a modest sized storage cage. One of the glowing reviews mentioned the high ceilings as a plus. They are NOT a plus when you have to pay to heat the top two feet of your space while you sit well below that ceiling feeling very cold! But here is the most amazing thing about Hopkins Commons - there is no outlet in our bathrooms for heat or air conditioning! There is an exhaust vent but that's it! You know those high ceilings we were talking about a few minutes ago? Well, there in the bathroom too so it gets pretty cold in there in the winter! There is a lady who upstairs neighbor had an overflow and water came down around her bathroom recessed lighting. Maintenance told the lady not to turn on the lights until there was a replacement. That was 2-3 WEEKS ago! When she complained to the property manager, she was told to put a lamp in her bathroom. Showering in dark for a senior isn't very safe. And speaking of safety....there have been multiple times in the past year when the back door to our building has been broken and wide open for anyone to enter. When a resident complained to property management about the lack of security, she was told that the fired department and the police station were nearby so she should not worry! Not only a smart-aleck remark but certainly an uncaring one ! A side door also supposedly a locked secure door only to be used for emergency exits was unlocked and not secured for several weeks. The water is VERY hard, stains things like shower curtains and often smells. If you have read the information about Hopkins Commons telling about the property above, there are a couple of very misleading statements. There is no cooking or food service here; no restaurant. Nor is there a swimming pool. It's an exercise/therapy type pool that is closed right now by the health department because it's not being kept at the proper temperature. I've made some wonderful friends here and if nothing else keeps me here, their company might. I'm not trying to convince someone to stay away from Hopkins Commons, I just want to advise the potential resident to not be taken in by the marketing rhetoric above.

My elderly Mom has lived here for nearly 2 years and I am greatly disappointed. It seemed to be a good place for affordable independent senior living. It was new construction and in a convenient location. There are/were a lot of social activities and I think the property manager, Kim, is passionate about her work. However, there seems to be a lot of logistical issues and lack of support/oversight from the Flaherty & Collins Property Group. After my experience at Hopkins Commons, I would never choose to live at any Flaherty & Collins Managed Property in the Greater Cincinnati Area. The community is not very "accessible." The main building is difficult to navigate, as the first floor is blocked off for retail space that still remains empty. Hallways are narrow, there are no handrails, and wheelchairs/walkers are difficult to navigate over all the door mats and around all the tables and decorations outside each apartment. Trash chutes are only on one end of the building and elderly residents must somehow get their garbage about 100 yards down the hall to dispose of it. If a property ever needed valet trash service, this would be the one. Package and food delivery is quite the nightmare. Signs and address numbers are poorly placed and lacking. It's extremely frustrating when important deliveries are left outside or delivered to the package room and no one has the decency to see that it makes it to the resident. I think the free high speed internet is a scam meant to take advantage of the elderly residents. Each unit already gets free Wi-Fi from Spectrum Community Solutions; yet, you are forced to pay an additional charge with the rent each month. Maintenance requests are never taken care of. After nearly two years, my Mom's towel rack has yet to be reattached to the wall and her garbage disposal has been broken for about 2 months. We made a request to install grab bars in the restroom, due to disability, but were denied. According to property maintenance, there are no weight bearing studs able to mount grab bars to. Approximately 4 months ago, the fire department had to force entry into my Mom's unit. She had fallen and could not reach the door. The Knox Box did not contain the required emergency key for access. The door has still not been replaced or repaired. The Fire Department was assured that maintenance would repair the door the next day. The property manager promised to let my Mom stay in one of the guest suites until repaired, instead of us filing a renter's insurance claim. Neither of these promises were ever acted upon. Management claims that the door is too complicated for maintenance to fix and that the construction team will have to take care of it. A member of the construction team eventually stopped out and claimed that he would be back after running to Lowe's. That was about 3 months ago. No one has ever fixed the door and my Mom is probably right; "It won't get fixed until she moves out." Not only is it a security risk and causing undue worry for my Mom, it's a fire hazard. The door is very hard to pull/push open, and its NFPA fire/smoke rating has been compromised. Speaking of fire hazard, I will never forget the day, last winter, when I discovered that most of the doors and all of the emergency egress points were not able to be opened. Something with the ground and freezing temperatures, caused the sidewalks to rise above the door clearances. Obviously, I notified the fire department and they responded and took steps to mitigate the risk until the issue was resolved. However, it served as another example of inferior construction and poor management. They were aware of the issue and had simply placed paper signs to use other doors. We are living in a time of increased housing expenses and reduced availability. Choices are limited, but I would carefully consider your other options before moving to Hopkins Commons.

The apartments are OK, however, they are not environmentally friendly: No water stoppers in the bathroom sink, no water sprayer in the kitchen sink, no recycling (and we were told if we wanted to recycle they'd have to raise our rent), very think glass windows and cold air blows through the bottom of the windows. The front office staff is very unfriendly (unless you never have a complaint or anything that needs to be fixed). One lady here is still waiting on a toilet she asked to be replaced three months ago). I've been threatened with eviction because I gave the manager a list of concerns a number of residents have. Yep, shoot the messenger. Snow removal does not include clearing the concrete walkway to the dog park. You are charged a fee for a DNA test on your dog so management can fine residents who do not pick up after their dogs. That's great, but no one is ever fined even though there are at least five piles around the complex grounds every day. When I asked about how many people had been fined I was told, "It was none of my business and it was privileged information.". I hadn't asked for names...just a simple number. Just remember, if the complex manager's lips are moving, she's lying.

I have found a new family at Hopkins commons. Most of us are alone and have been for some time. We have gotten to know each other and we care about others. The comon area is a gathering place for playing cards and watching different events on the big screen TV

Toured Hopkins for my mother today. It was a beautiful community, the staff was very helpful and understanding. Downsizing is never fun but Im sure Hopkins is the right choice for us. 5 stars.

I have lived in many apartments but nothing as wonderful as this. This is beautiful has all the amenities anyone could want, and everyone here is so nice and friendly. And the staff cant be beat. There are rooms to congregate in, play games in and watch TV with friends. It is kept exceptionally clean, and they even have a dog park. You will love living here. Kim

I love living at Hopkins Commons. We have lots of fun activities. I love to play Mexican Train a game with Dominoes. The management is great here and always very pleasant and helpful. I will be staying here for a long time. I love our community.

I have been here 1 1, 2 years. Selling my house was hard after 49 years but, it was the best thing I could have done.I am 80 years old and no longer have to cut grass, rake leaves and shovel snow.I now have time for my family, dog, meeting with friends, playing games, sewing and what I want to do. I have had very few problem and those I did have were taken care of quickly. Kim is so sweet she loves everyones dogs and makes us all feel at home. She has planned many events to help everyone get acquainted. I am only 5 miles from the house I was born in and 4 miles from where I lived for almost 50 years. This is the best move I could have made. Love it.

It has been two years since I have become a Hopkins Commons resident and I feel like I have found a perfect retirement home. The staff are always helpful and pleasant to deal with and the residents are more like a family. Love the surroundings, lake, dog park, gym and spa and now the addition of the extra services offered by Rise n Thrive Home Care make Hopkins Commons the perfect home for anyone looking for an apartment.

I toured here with my husband this past spring. The community is absolutely beautiful. This place is wheelchair accessible. We met with the manager Kim. She was so kind and helpful. One of the most professional places weve looked at. I love all the amenities and the apartments are spacious. We look forward to renting here in the future when we sell our house.

I accompanied my friend and their parents on numerous tours in the Warren County area in search of a community tailored to active aging adults. Out of all of the stops, Hopkins Commons, had a real sense of HOME. Residents were very friendly when we toured the property and it seemed like a good fit. Hopkins is at the top of our list!

Everyone is so nice. On Wednesday it was beautiful outside and people were social distancing. Just seems like a lovely setting. I truly like the architecture. It reminds me of an urban oasis. I told my husband I thought it would be cool to open a bakery and coffee place here. While Im dreaming I wonder if they have plans for a tanning bed? Beautiful place!

What a beautiful and awesome place. Ive never had a more pleasant place to live. The managers are great. From day 1 Ive been welcomed in to the family.. the other residents are friendly to all that come in and we have a great time playing cards and dinners. Were always congregating in the lobby for different events to socialize. The apartments have been most comfortable. And when my family stop by theyre very impressed with all the ammonites. Great place to live.
