Ponderosa Village Apartments is now under new ownership, having been acquired by AION Management. Because of this, any reviews prior to 2025 may not fully reflect the current conditions, as many positive changes have taken place. I personally really like the direction the new management company is taking. Things are handled much more professionally now. Maintenance requests are completed faster, pest control has improved significantly, and overall, the property is better managed. Pros: Very affordable rent Spacious living rooms Improved maintenance response times Better pest control services Pet-friendly environment Safe community Cons: Many one-bedroom apartments are outdated and could use kitchen renovations Some neighbors are not very clean, resulting in dog poop left around the property Difficulty reaching management directly due to the automated phone system (having to speak to a bot first) Not many amenities (no gym, pool, etc) Despite a few downsides, the improvements under AION Management have been impressive, and I feel confident raising my rating from a 2 to a 4. I’m hopeful even more upgrades will continue over time.

I have lived here for three years and just renewed my lease for a 4th. It is the most affordable location I could find in the area, and it is quiet, clean, and my neighbors are great. A new management company recently acquired the property and so far, so good. The greatest asset to living here is Deanna, the office manager. Not only is she navigating the ownership change with ease, from day one she has been incredible. Whenever I have an issue (which is rare), she has the concern resolved quickly. She is the best rental office contact I've ever dealt with in 21 years of renting in Columbus.

I have been living here for 5year straight, but when I came in I saw reviews of people saying it's Abad place. Dot let anyone influence your decision people have alot of things to complain about which are not all true. This is Avery good place to live OMG the manager lady is such a great person and she's been there for so long. I encourage anyone to give her a visit before even choosing an apartment you will know what am talking about.

Walked in at to see if they have any two bedrooms for this month, there were not any but Deanna was so nice and the community seemed so well maintained ‘

I have lived here for over 4 years. The property manager Deanna is incredible. She is always on top of everything. She also does resident events each month and there anything from like free tacos, free slushies, contests or they even had a hibachi food truck free for residents. I can't always make the events, but I appreciate them when I can. They've always had good people working on maintenance. I had an issue last night with an electrical outlet that went out and caused my refrigerator to not work. I had moved stuff to my balcony and filed a work request late last night. Early this afternoon I was notified that it was completed and fixed already. When I got home I noticed that the package that must have been sitting on my porch had been kindly sat inside the door and on top of that I was notified that someone was in my place by a letter on the door and then when I came in everything was up and running. And then I also noticed that not only did they fix the problem but they took my items that were on the balcony and in a cooler and put them in my refrigerator for me. I was really impressed. This is a really great place to live. As long as the people like Deanna and the maintenance man Derrick work here. I will continue to renew my lease until at some point when I decide to purchase a home.

I’ve lived here for 3 leases and really enjoy the small community feel. It’s quiet and peaceful. Deanna, the property manager and Derick, the maintenance person are both very friendly and professional. They’re quick to respond and Deanna does a great job keeping the tenants up to date on important events. I would recommend living here without a doubt! It is a great value!

I've lived here 4 years and I love it. The office manager, Deanna and the maintenance man, Derrick are so nice. They're always there when you need them. I'm handicapped and they'll go out of their way to help me with things.

I love this place, I got help the first day I walk in the leasing office. Deanna the manager for the Leasing office help me a lot, and she help me even when she was off work. Now I got my apartment and for the first time I was never this happy getting an Apartment it was the best experience.
