*Update at Bottom* The management team has always worked with my family especially during Covid. Erika, the manager, is always responsive to any email suggestions and questions I have. The maintenance crew are friendly and have no issues taking care of the property. There have been some QoL improvements. Overall a great experience living here. This year will make 6 years. The first part was a few years back. It is now nearly August of 2026 and this team has consistently maintained a great place to live in. Our property manager, Hope, listens to understand resident problems and truly helps people find solutions that work rather than work arounds as solutions. She’s always finding ways to get the community involved and it has been a blessing having her around!

I love Brookwood Apartments! Hope is awesome! She got me approved quickly to move in despite not having the greatest credit. Shes always friendly and has worked with me when I had to be a bit late on the rent a couple times due to emergencies. Its a wonderful peaceful community! Friendly neighbors and its quiet. Very pet friendly even with big dogs! The maintenance is great and always on top of things. Valet trash is awesome! I love my new home.

My little family and I absolutely love brookwood, Hope is wonderful and always so so sweet, she’s super easy to talk to and always makes sure that we are happy. Mike is awesome, he’s also super easy to talk to and so funny, my husband and I absolutely love him. Any issues we have Hope and Mike are on it super fast. My dogs enjoy going on walks to the dog park and just around the complex. Definitely recommend Brookwood to anyone!!

We are going on our second month here. My son Josh and I. And my Chihuahua max. Hope is amazing. She's very friendly and helpful. Our maintenance crew is excellent. They're also very friendly. Thanks for painting and everything I wish they would have picked a different blue LOL. But other than that everything's good.

My son and I moved in our new place may 2nd 2025. And our Chihuahua max. We love it here. My max loves to sunbathe. The maintenance man Mike and Francisco. Is very helpful and friendly. We did work orders and the got right on it. This place is so peaceful. We love the wildlife bunnies squirrels and birds. Mike works really hard keeping this place clean. I tried to help him when I see trash I also helped him keep the dog park clean because people don't know how to clean up after their dogs. Hope the manger is very polite and helpful. We really like all the staff here. They are amazing

Me and my wife have been here for almost 2 years now. We love the place. Any issue, big or small, has been resolved within (and sometimes less) a day or two. Maintenance is incredibly sweet and helpful. We’ve never had a problem that the property manager didn’t solve immediately. I moved from GA to here and I’m still so in shock at the prices. I was paying thrice for a lot less back in GA. It’s affordable, comfortable, and the fact it’s so pet friendly makes it even better.

I’ve had a very good time here at Brookwood lived here when I was a kid then came back for my own place once I was an adult it may not be the prettiest place in owasso but with today’s economy and the average income vs cost of living it is a pretty nice place to be it’s very quiet and peaceful EDIT: This doesn’t effect the score of my review but I do think rent should be cheaper based of on a lot of factors like majority of apartments go for 1$ per square foot and 1099$ and then a service fee that pays for utilities of 125$ for a 600 square foot 2 bed apartment it doesn’t add up and it doesn’t sound right don’t get me wrong I love staying here but the payment for rent needs to change I would understand rent being so high if there was more square footage or if the apartments were newer and nicer but with no ill will they just are not there not Good or pretty there more of something you have to just settle with trying to build renters experience to go onto the next place, If the owners see this I hope they see it as a reality check the place isn’t even close to that nice to have to pay that much As a suggestion which I hope is considered move to 1$ per square foot like let’s say 600 square foot the rent would be 600$ then add the 125 service fee for utilities included Because now thinking about it, I’ve read another review like this one and replied back with but utility’s are included the average here for square feet are only 600 so the current rent of a 1 bed is 909$ plus 125$ service fee which is 1034 every month , if you take 1034 and subtract 600 your saying that with utilities I’m almost paying 500$ a month in utilities that’s ridiculous

I enjoyed the atmosphere as soon as i walked into the leasing. Very clean, and well lit. Donna provides great hospitality to everyone who walks through her doors, and very informative. Come join a community where she gives back to the community!!!! You have monthly festivities for the children, back to school drives, if it benefits the community Ms. Donna will be supporting it.

These reviews are almost spot on Donna is everything people have said she is she was the nicest leasing person I ever met she was very patient with me while my kids were there the maintenance guy even was playing with them another lady cleaned up my kids mess when they spilled the Gatorade I'm so excited to be moving here this is the place to be the nicest people I've ever met it is a very clean property the pool is sparkling Donna is the nicest person the people leaving reviews saying how nice she is and professional it is 1,000% legitimate

This is amazing community, the landlord donna is awesome she is kind sweet n my dog spitfire which is jack Russell and boxer has to go see her when she is there he gets a treat n lovins from her, but the community is nice n quiet we look after one another, yes the building are old but it's close to the post office school n daycare , if u want a drink kum& go literally walking around the community, n it's all bills paid plus wifi can't ask for a better place to live at.

Unattended property it's going down hill with a getto feel way to many dogs people don't clean up after them and the smoking both tobacco and Marijuana is horrible you complain to management and get nowhere.

For an apartment living atmosphere, Brookwood on 86th has been the most feeling of home. When I moved in, I was a single mom of 2 children and felt safe and knew that I had nothing to worry about. Donna and Lance (Management team and Maintenance) are amazing! They listen to concerns and take action to resolve issues that may arise. Monthly events and community gatherings to mingle and meet your neighbors is always fun.

Thin walls, neighbor’s screaming baby keeps me up at night. Added bonus is I can hear all arguments on all sides. Maintenance is usually quick in fixing emergencies. Rent includes all bills plus internet which is nice, it is still too high for a place that doesn’t have carports, garages, in-unit washer/dryers., or a gym.

Donna has been an amazing property manager! We have been able to come to her with any issue and know it will be taken care of. Our neighbors have been nice and helpful with getting settled into owasso. An amazing place to live.

I just moved here about a month ago and this is a great starter apartment! I love how the Wi-Fi and all bills and utilities are included in rent so you don’t have all of the extra bills to stress about. All of my neighbors so far are very nice and the new apartment manager has been very welcoming and helpful! There is an enclosed dog park and the pool is nice and clean.

I have only been here a few months but after settling in and getting to know some people, I Truly like it here.... There are alot of nice people here, who are usually helpful and sincere. I lovemost of neighbors that am familiar with and those I'm not are still seemingly friendly we we pass by one another outside. I love it that everyone accepts my giant dog BubbaBear!©and myself...Lol know we look like Pitbulls and Parolees … So it feels good to know that we are welcomed and evenliked here. I know the stereotype is that people will only complete surveys if they are angry, but this has generally been a pleasant place to live. While I do have my complaints, the maintenance crew is quick, efficient, and reliable, and the office staff are friendly. My only issues are that when my neighbors smoke on their balcony it fills our apartment with the stink, and the rules for what you can have on the balcony are overly restrictive. EDIT: Warning to possible residents: The laundry machines all run on the CSC Go app. My wife and I have had no shortage of issues with this app, and really wish they would have just kept the card system if they must charge to wash clothes at all. At least that system is somewhat reliable, unlike this poorly-optimized laundry app. - From a verified resident on ApartmentRatings

I moved into Brookwood on 86th last September, and the experience so far has been amazing. The apartment is nice and the rent is affordable! Maintenance has been super responsive for every issue / question we've had (of which there are not many,) and the property manager Brittney is extremely kind and caring to all of her tenants - organizing all kinds of neat events to give back to the community of residents! I highly recommend these apartments to anyone looking to move into central Owasso.

I’ve lived here over a year now and have loved it for the most part. The managers are willing to work with your situation if life hits you and you need time to catch up. The maintenance guy, Randy, does great work. He’s only one person and previous maintenance employees left this place in shambles with half-a** work, so it takes some time for him to make it around to everyone needing help since he’s also correcting many mistakes. However, he does a fantastic job once he reaches your request, he finishes in a timely manner, is very polite and professional, and makes sure you’re satisfied with his work. In the year I’ve been here, he’s been the most attentive maintenance employee I’ve dealt with.

I’ve lived here only a month now and the management and maintenance is amazing. ! Shantelle is always on task with her job and duties, and always makes sure to keep all of us residents in the loop about anything that’s going on on property. Even though she’s by herself in the office and constantly has things to do or manage, she somehow always manages to stay calm under pressure and make sure her job is done correctly. I haven’t witness any bugs, or mice in my building or apartment, however I know if I do she’ll be on top of that as well.

Great place to live, I love the community and neighborhood. I've lived in several different units within Brookwood and never had any issues with maintenance fixing things in a timely matter. Office staff is always happy and willing to answer your questions and get things fixed quick! Shantelle is one of the best managers we have had in awhile! Me and my husband have lived here going on 6 years now making it 10 years for my husband. It's just the perfect location at the right price! The staff here is great as well! (Finally!) We've been through our fair share of new management over the years and thankfully 3rd times a charm because we are ecstatic to have Shantelle, Randy and welcome our new maintenance man that I dent believe I've had the privilege of meeting. Shantelle seems to have an intelligent, hardworking head on her shoulders. Just in the short time she's been here she's certainly made a positive impact on the community. Shes also great at keeping us updated on things going on in the complex, personally talking to each and every tenant. Super responsive when i have questions (and I can ask allot of questions) Shes very caring and understanding and I can honestly say I've never had a better landlord! We really enjoy living here!

The updates are good, but most places in owasso are charging $1 per sq ft. I can't see paying 900 for a 2 bedroom with only 600 sq ft.

Brookwood is honestly a great place to live. I’ve been here since 2018 and I haven’t had a major complaint. There were few problems we had but they were either expected or taken care of promptly. The rent here is one of the cheapest places in town, including all bills paid. Erica was a very nice manager and I’m glad to see the same with our new manager, Shantelle.

I lived here for a little over two years. The staff has always been kind especially the new management they have now. I had really good neighbors near the spot where I lived. I feel like I could have been a better tenant however, the staff has always been good to me. I had some challenges finding a place to live before I found these apartments but fortunately, the staff here at Brookwood on 86th St. worked quickly to make me feeling right at home. They are really good at what they do, and you can tell they genuinely enjoy helping to enhance the lives of their tenants. Because of the affordability I was able to purchase my own home. Our new manager Shantelle friendly caring and very helpful in any way she can.Taking care of problems from previous management will take her a little time to do everything, but she will make sure it’s done. She is doing a awesome job managing and care about her residence. Maintenance they are hard working men always polite and friendly and fix things in a timely matter. Nice quite place to live good neighbors.

Office management is always friendly and always willing to hear feedback. Maintenance guys are the nicest I've ever had, always going out of their way to fix or help out with even the smallest things. -wich is great considering the apartments are fairly old so small things are expected to pop up. Overall it's been an enjoyable place to live. Would only recommend more safety procedures, like maybe noticable cameras, maybe security checks for the parking lots etc.

Great apartment complex with friendly staff the staff have been working hard to update the apartments and add items such as bike racks and a grill that can be used by anyone someone comes in and cleans the hallways of each of the buildings that were recently painted and have new floorings pest control comes out monthly to spray and if you have any problems in between sprays they will come again all in all its a great place to live with easy access to Ator elementary school as it's across the street and there is a daycare right next door too

I've lived at these apartments for about 2 1/2 years and I love it! I absolutely adore our new management, Erica. She has been doing so much to make our homes safer, cleaner, and all around better. I have nothing bad to say about these apartments and I highly recommend them to anyone!

We've only lived here for a short time, and have had to call maintenance out a bit more than we'd like, but that said those issues have been fixed with in 2 days of the request. Can't really ask for a better maintenance crew! Also the complex is relatively quiet and our neighbors are friendly. Thankful that we moved here and have had a great experience thus far.

I'm only rating a 3 star because their are many maintenance issues. My apartment has flooded many times, there's something wrong with my toilet that they've yet to fix, and they never bothered to fix our air conditioning properly until just recently. I've had to get rid of a lot of stuff when I first started living here because of water issues that keep happening. Now I have to be ready for it and keep my stuff away from the issue...

It's a good place to live, Danielle genuinely tries to fix things, and most of the neighbors are pretty quiet. Gas oven and electric AC with all bills included. Pet deposit is 300 for the first pet and they are willing to work with you. Can't really ask for a better landlord! (landlady?)
