I am writing to offer a formal commendation regarding the management and maintenance of The Landings of St. Andrew, based on both personal experience and a professional background that has required decades of evaluating residential property management. Over the course of my adult life, I have lived in multiple apartment communities. Professionally, I served as counsel to a state-court-appointed receiver overseeing distressed apartment properties; ran a department for a national insurance company responsible for financing and evaluating the management of approximately 18,000 affordable multifamily units across 30 states managed by many of the finest real estate companies; and later served as General Counsel to a state housing finance agency with a large affordable-housing portfolio. I also participated in the 1992 revision of the Low-Income Housing Tax Credit program as one of three state finance agency attorneys advising the Chairman of the U.S. House Committee on Ways and Means. As a result, I am somewhat acquainted with the regulatory, operational, and ethical standards that separate effective property management from poor”or even corrupt and abusive”practice I have observed elsewhere. I lived for two years at The Landings of St. Andrew. During that time, the general manager, Ms. Williams-Walker, consistently demonstrated professionalism, responsiveness, and integrity. Issues were addressed promptly and effectively, communication was clear and respectful, and decisions were made with evident regard for both resident protections and sound management practice. The same may be said of the maintenance team, whose work was timely, competent, and unfailingly courteous. They understood their roles, took pride in their work, and responded to resident needs with both skill and good will”qualities that are far less common than they should be. No residential community is perfect. What distinguishes this one is that management makes a genuine, good-faith effort to honor resident protections reflected in the HUD Handbook and the governing provisions applicable to tax-credit properties. Having seen both exemplary and deeply deficient and corrupt operations across the country, I can state without reservation that this management and maintenance team ranks among the best I have encountered. I offer this commendation with appreciation and respect.

Great building. A+ Staff. Weather has kept me from going to the pool yet, I'll update later this week. Very clean, apartments are well thought out and you don't here people walking on the upper floor (I'm on 4 of 5). Laundry & trash on every floor. Price actually let's people retire here on a limited income...but you definitely don't feel it! Safe, lots of activities. Nice people to meet. NO PET RENT, Amazing, just $300 deposit@ if I had any box that I can't mark, no balcony. Too many positives to really miss it. Get on waitlist! You won't be sorry!

We applied and went through the process. We were told that we qualified and showed us a unit that we loved. We hired movers and gave notice to the apartment we were currently renting. We went in yesterday to sign the lease. We were told that we had to verify some things and asked for six months of bank statements. We had an appointment for 9:00 AM this morning. Last evening my husband received a phone call that an error had been made by someone in the office and that we no longer qualified because we made too much money with our social security. He was also told that they wanted to help us. When they didn’t call at the time they said they would we called them. They had not done anything except a computer search of apartments. We are devastated by this and now need to start all over again. Unless we end up homeless if they have already rented the apartment we are in.

I moved in just 2 weeks ago. My 2 bed handicapped assessable apartment is beautiful. The residents are friendly and it is so quiet here. The best part is it is so dog friendly. There are many activities here and even a bus that take you to 3 different grocery store each week. This was the best decision I have made in many years. I am back living an independent life and very happy.

Nice place. Very happy They have a keyed door entry. Great place for seniors to live. Pool is clean and accessible. The maintenance crew keeps a good upkeep on premises. I'm hoping they start sanitizing more often and keep the public places -lobby , elevators,mail area and doors super clean.

I went to many retirement community before I found this gem!! I moved in about a month ago and have never been happier! The office staff is very considerate and understanding. I had a few move in issues that were fixed within 24 hours. The maintenance staff are magnificent! They have a bus that takes you to local grocery stores 3 days of the week, the driver is truly dedicated to the safety and well being of all his passengers!! There is always activiti dhff!!!es going on 7 days a week. I love it here, come check it out

I moved in March. I have a 2 bdrm, 1 bath. It is renovated, clean, safe and affordable. It is close to shopping areas. Im 73, and feel comfortable and safe, Just about everything you need is here. Reading reviews I see many complaints. Yes,, there is construction, but it is nearing completion. But they are addressing past problems and making corrections. The building is beautiful, for the most part clean, and definitely safe. There are some tenants that contribute negatively to the cleanliness. Cooperation is needed amongst tenants to keep building clean and beautiful. However, some do not participate and pick up after self or animal, but choose to complain. One floor and roof still under construction, but for most part, the major construction coming to end. The office staff are courteous, helpful and friendly. The maintenance guys are great! There is a new bus to accommodate grocery shopping and other shopping trips! Current complaints seem to be unreasonable, as these staff members are making a better place for disabled elderly people to live. I am thankful to have found this beautiful place to live!

After 2 years still under construction. Apartment work orders take forever. Maint. Guys are both great its home office thats slow to repair e x cept emergencies. But local staffing is great. Some rules are downright stupid. Bate and switch on apts. Sales team rents one price, but on sitr mgr. Ch anges montly amount. Fema people, victims of hurricanes have no other place to go so are forced to sign waivers for higher rent. Pool not open. Other amenities promised still not in place. Renovation ongoing! Dog park not chemically treated for tick, fleas, or other vermin. At least 2 neighbors needed Vet treatment. Very expensive for people on S.S/ Disability. People dont pick up dog waste! Nice people evicted based on rumor, by vindictive or senior individuals.The list goes on!
