there's no way to give less than 1 star, but that's what they deserve. Absolutely horrible place once you're in. The staff talk down to residents and treat them like children. The pool is often closed by the city of Allen for bacteria levels. There are 3 elevators, but at no time are they all functioning at the same time. The one that is currently down has been broken for over two months now. I had a water leak in my ceiling due to the inept maintenance staff leaving water running in the apartment above me. Caused ceiling damage in bedroom and bathroom - which led to a mold problem. This happened in FEBRUARY and was not repaired when I move out in June. Staff is always "in meetings" and unavailable to speak with - landscaping (away from the front entrance) is horrible and stairwells are filthy. No where near worth what you pay for - look VERY close before moving in or putting a loved one there.

4/29/2024 ONLY for Active Adults - Anyone else - RUN AWAY !!!!!!!!!!!!!!!!!!! My father lived in Larkspur for 2+ years. At first while he was in good health it was fine because he did not require anything from anyone. Only complaint was when he first moved in they offered a full breakfast - that disappeared, now they only offer coffee, juice, and a muffin wrapped in plastic baked somewhere else. Now to the REAL issue. If you are not an "Active Adult Community" which you will hear at least 10 times during their presentation. You will think they have have a tape recorder in their mouth. My father had his first need when he called me and I went over and he was sitting in a chair and I needed to take him to the hospital. He only had a walker so I went downstairs and asked the manager Brenda Gonzalez to borrow a wheelchair. She then replied, we don't have wheelchairs because we are an "Actiive Adult Community" !! So I had to call an ambulance to transport him. His next time he called me all I could hear on the phone was "HELP" and the phone hung up. So I headed that way and told my wife to call Larkspur and asked them to do a welfare check, that way if he needed an ambulance they could get one started. When she called they told her they were an "Active Adult Community" and it was against State Law for them to do a Welfare Check so she called me back. I got to the apartment and found him laying on the floor and immediately called 911. Allen Fire Department showed up and while loading him on a stretcher I was talking to a couple of the firemen and telling them what management told my wife and they just laughed and said there is NO SUCH LAW THAT EXISTS !!! The only reason they didnt come up was because they were too damn lazy to get off their butts to come up here. They said did they tell your wife they were, and I stopped them right there and said, an "Active Adult Community" and they said we get so tired of hearing that statement come out of their mouths. The fireman said we have written them up so many times due to the fact that they cannot vaccat this property in the amount of time that the state requires and they totally ignore us. They said they are the WORST COMMUNITY IN ALLEN BY FAR !!!! So if you have an "Active Adult" this place is fine, if you have a parent that could need help the FORGET IT !!!!!!!!!!!!!

I decided to remove the main reason for me and my Mom moved and just leave what we loved about the property. Vonda is great, the maintenance guys are awesome. I do not know the present office people however I will say I've heard they are much nicer and easier to deal with than their previous people, Teresa in particular. We moved due to Mom having to go in the nursing home but we should have given notice when they said our rent was increasing by $500 & yes I talked with them about it with no response. I can honestly say I have never had rent increased that much in any type of property. Now for the good things.....We do love the Live Entertainment each week as well as Happy Hour each week so that's nice. My pets are happy here so that's a plus. Daily continental breakfast (not sure if it's daily now) and other holidays we have food as well as a party to celebrate. Overall it really is a pretty great place I just wish they'd fix the pet spa!!(Greystar did fix the spa & put some cute little decorations in there)

The asistant manager Teresa has been amazing. She has been very friendly, helpful over my 1 year stay there in Larkspur Twin Creeks apartment. She has always helped solve the problems I had. The residents and the community is great. I enjoyed it a lot there. The breakfast and the happy hour was very enjoyable. Afterall, I was happy there, thanks for everything.

Larkspur community is at the top of our list as our next home! Upon our visit the staff was very attentive from the top right down to the maintenance staff! The amenities meet all our future needs as well as our puppy’s! With the new management in place in subsequent visits the atmosphere has a wonderful vibe! Larkspur is now on our short list!

I moved out 2 years ago and found out about living in a non 55+ community. Now I'm moving back in and I plan on staying there. Also, there are some negative reviews but just ignore them. You can't please everyone all the time. Just got to be flexible. I can't wait to move!! Below is 4 years ago. I have looked at most every senior community with a 10 mile radius of Allen and nothing compares to Larkspur. It is spacious, beautifully decorated and we can't wait to move in on June 1st. There will be a lot of activities, trips and social events. They have a great walking path, large pool and the building is so large inside that in bad weather there is plenty of space to walk. Our apt is spacious and is priced at a very reasonable rate.

We had a great New Year’s party with City Lights entertaining. As usual Vonda didn’t d a SUPER JOB. In addition the residents had a party on New years. It was BYOB and and an appetizer or dessert to share. Looking forward to more great activities in 2023

I have to say the apartments are lovely, the grounds are very well managed, however several of the residents like to follow you around while taking videos of you. I guess that's a normal thing for them to do. I felt like my boundaries were invaded.

Darla, our maintenance lady is always so nice and willing to help with whatever we need. She always has a smile and speaks to each person by name and asks how they are today. She says she loves her job and it shows!

Staff is unresponsive and lack follow through. Maintenance issues take multiple requests to get fixed. A water leak took 2 years to get fixed. Worst move I have made.

I do not live here but my friend does. It is kept immaculately clean and there are so many amenities! It is also near fabulous shopping experiences. If i was in the market for a new home, i would definitely give Larkspur at Twin Creeks a long look!

I toured Larkspur at Twin Creeks back in June. Let me tell you this property is amazing!! and surprisingly affordable. Konnie went the extra mile for me during my visit, and the residents seem to really love her. I can’t wait to move in in August!!! Go and visit Larkspur at Twin Creeks, you will NOT be disappointed.

I can't say enough good things about Larkspur. Not only is it a beautiful community, the leasing people are incredibly kind and helpful. The residents are so friendly and there are a lot of fun activities. It is like living in an upscale hotel with all the amenities.Finally, I found a place to live that gives me a sense of community. I recommend it highly!

My two cats and I moved here 3 weeks ago. They are totally settled in, but they left me to unpack the boxes. It's pure joy. The parking lots are well lit as are the hallways and all the public areas so it feels very secure always. The staff is friendly and helpful and other residents are easy to get to know. Dressing is casual always, and the activities are amazingly diverse. Lots of ways to get exercise, go on outings, play games with others, or just have a quiet evening of TV or reading. Having a carport is a nice plus, and there's still so many more things to try. My first time in an apartment since I finished college, but a very wonderful experience!

Larkspur at Twin Creeks is a wonderful place to live. There is an abundance of activities to keep you busy. A variety of providers visit to give presentations about our health. The activities director keeps us on our toes with a variety of music entertainment. There are people here from all over the world. Management is quick to respond to all inquiries. They are continuously making improvements to better our lives.

I moved in at Larkspur June 1, 2019, and I feel like I am on vacation at a gorgeous resort! It is so beautifully decorated, clean, spacious, and full of activities and entertainment. They include a continental breakfast Monday-Friday, Wine down Wednesday every week with a meal, beer, wine, and soft drinks, Special parties with live music and food for holidays and other special occasions, Movie night on Friday, a beautiful pool including water aerobic classes, Zumba, Drumba, Core and Strength, Yoga, Tai Chi, and workout room, plus several other amenities. The staff here is so friendly and very helpful with any questions or information that you might need. I highly recommend Larkspur to anyone 55+ to live here and enjoy the luxury, friendly residents and staff, and everything they have to offer!!!!!

Gladys & I are in our 80's. We have lived in many senior communities. Larkspur at Twin Creeks in Allen, TX is by far the best place we have lived. The staff is fantastic & the activities are the best. We would not live any other place.

We moved in May, from the first day we felt at home. Everyone is very friendly. The staff goes out of their way to help you. 2 days after we moved in, the electricity in our apt went out. It was after the manager had left. We called the phone number for the manager and she came back to the apt and stayed over 3 hours trying to get it fixed. She also went home and got a fan and extra long cord so we could sleep comfortably. It was fixed the very next day by maintenance. She went way above her duty. They have so many nice and free things for you to do. Exercise, dance, swim class, happy hour, etc. This is a great place to live!
