Nice and quiet place to live. However, gates at the entrance rarely work, trash is always piled up around container. Upkeep on buildings are minimal. It's new albany for gods sake. $2k a month to live like its section 8. People that dont live here dumping trash, using pool. People not picking up their dog waste. Every week there is a reason for gate not working or trash piled up.

We have lived here for 5 years and the first 4 were just about perfect. Now the trash just piles up even when the compactor is not full. The street light by our place has been broken and lying on the ground for literally months. The pond is disgusting and full of algae, the fountains rarely work and it stinks horribly. I honestly believe that management just doesn't care anymore. Unfortunately it's not worth the price anymore.

I rented a garage there for more than 10 years. At first it was great. Then my garage was broken into along with others. Cars get broken into now. Not the same neighborhood it once was. They told me in February that they would no longer rent to non residents. So I along with all other non residents we had to be out at the end of our lease. Which gave me a 2 months notice. Not professional at all. I moved out today 4/15/2026. The young lady was rude and un sympathetic to the situation. Even though I was never behind on rent and sometimes paid in advance. I wouldn't recommend this place to anyone looking for a safe and friendly environment.

Lived here for ~4 years. I’d say it was 5 stars when we got there but 1 star by the time we left. So average was 2.5 but didn’t look like a priming future. Good: Location Value for price (initially) Regular maintenance request handled well Bad: Trash was usually overflowing everywhere around the drop off by the clubhouse. Never corrected in all the years we were there. Our apartment flood terribly when the opening the neighbors wall burst. The office wasn’t very effective at handling it. The management company (oak wood) never responded to even one of my many voicemails and emails. I was never happy with the correction post flood, end up leaving. Wasp made a nest in the apartment walls and constantly got into the apartment. It was 3-4 months before the issue was resolved with many maintenance request. Prices were going up with quality going down. We started at 1015 for the 2 bed 2.5 bath. But the time we left I think we were between 1500-1600 but felt the place had really started to go downhill.

First with the good, when I tour the apartment complex it was nice and well kept. The gate was broken at the time of my visit, but they said that it was getting fixed. Victoria was excellent at her job and remained professional giving a tour of two floor plans. Overall, the visit was amazing. I never lived here, but with that being said we discussed a price and I applied for the price even got accepted within couple hours, but the problem was when I was called back to sign the lease they told me the price was raised to $40-$70 from the price we discussed a day prior because of "Market Pricing". They told me there was nothing that they could do to bring the price down. This is the first apartment that I ever applied for that did this type of thing which doesn't seem normal. It seems like a great place to live, but they may change the price at the last moment after you pay the application fee and such. Would recommend asking if the price is locked at what they have online.

My bill for water/sewar/trash service, provided by complex through contracted 3rd party company Buckeye Utility Billing, is excessively high; free apartment parking spaces, at my particular building, are often in short supply, in part due to cars of certain residents, possibly visitors, inhabiting key spaces for weeks on end.

For this price and location I would advise looking elsewhere. As a resident for three years I can confirm the reviews/posts where the complex is at this point a joke are valid. The gate has been up and broken since September of 2025. Neighbors have witnessed non-residents using the trash compactor as a dump site most likely due to the security gate never being down. Gym is a joke, the blinds have been broken since July 2025, water jug is normally empty. Elliptical machine is wobbly and needing fix or replacement. Leasing staff will hear you out but more than likely for any insurance/popic issues the resident will need to handle. The leasing office theme is we are sorry but no real fix. If you have the funds look elsewhere.

Albany Woods complex is the best! Very nice and helpful staff, easy and fast communication, they also come really fast for any maintenance issues. The complex itself is large green and beautiful. The houses and apartments are compact and comfortable suited for small families and singles. Pet owners will find the dog park and the rounding place really nice for walks, and the staff is really pet friendly. We would like to thank the Albany Woods staff for all their help and we happy that we could call Albany Woods a home

I have lived her almost 3 months now, and will still give 4 stars. Office staff friendly and responsive. My clothes dryer was cracked, reported it to Jean ( maintenance) in 1st week of moving in. Was quickly replaced with new dryer. They maintain grounds week. Spring snow and ice storms, sidewalks were keeps clear, roads were plowed quickly. I hope there are more social events since COVID restrictions are receding. The only problem is with the squirrels ( many trees), I hear them above ceilings of porch and bedroom. Hole in soffit on 2nd floor, no response to fix it after several reports. Otherwise I have had a great experience living here. ..... Kathy Mann I have lived here 6 months now, above problems remedied. No forget issues with squirrels. Submitted maintenence request yesterday, it was taken care of within the hour. Very quick response from maintenance and office staff. LOVE it here. I LOVE living here. Staff very friendly and helpful. Maintenance requests handled quickly and resolved issues above and beyond. The grounds are kept immaculate. The flowers in spring and summer are BEAUTIFUL.

I had arrived at 9:00 a.m. and couldn’t get the gate to open for my self tour. There was an older woman in her 60’s in a white SUV style vehicle that sat behind me. After 5 minutes of entering the code I was given and had no such luck of getting the gate to open, she took it upon herself to walk up and give me the ugliest look I’ve seen in years plus attitude and opened the gate up. What my main concern was is that she didn’t know who I was or why I was there and her nasty response could have allowed someone to get hurt if they where not supposed to be entering the complex.

The lady who gave me the tour was good, no issues with her. The model they showed me was not that clean & no air conditioning on, very hot inside the unit, outside around the front door in need of painting, I asked to be shown 2 different models, townhouse & 2-bedroom flat. Only shown the townhouse.

I’ve lived in a few apartments around Columbus, and this by far is the best! My unit was move-in ready, the people in the office are wonderful and very helpful, they are constantly making improvements around the community, and the area is very safe. I would highly recommend Albany Woods to anyone looking to move!

My garage door made a loud banging noise after I closed it last Friday night, 2/14/2025. I tried to reopen it but I couldn't. I submitted a "high" priority (not emergency) maintenance request early the next morning, as I didn't need to get my car back out of the garage that night, but I would need it the next day. Just to be sure the request would be looked at that day, I went to the office around noon 2/14/25 and told the staffer of my problem. He said that I would need to call the Emergency #, since it was the weekend, which I did. I was quickly connected to a maintenance employee, who said he would be there to look at the garage in 20-30 minutes, and he was. I don't recall his name but he said he was an employee at this location, Albany Woods, and not called in from somewhere else. I told him that I didn't need the door to be "fixed" that day, but that I did need to get my car out so I could have access to it. He understood, and was able to get the door open. Once opened, I got my car out so he would have room to work. I don't know much about garage doors, but the cables on both sides were loose, sort of dangling on each side. I'm not sure whether they were broken or had just gotten out of the track. After looking a bit, he said he wouldn't be able to fix it, but he would be sure that the maintenance request remained a high priority. All the while, he seemed knowledgeable, concerned, and enthusiastic. If he is indeed the new maintenance employee at AW, my impression is that we may have gotten a good one. Monday morning 2/17/25 called to ask what the status of the repair was, and I explained that while the door was still broken, I had gotten access to my car, shortly after calling the emergency number. He said, I believe, that he would call a contractor right away to get the door repaired. I didn't necessarily expect the repair to be made right away, but a neighbor informed me Tue 2/18/25 in the evening, that a garage door repair vehicle was parked by my garage earlier that day. I checked early the next morning, 2/19/25 and it had been repaired. The door also opened much easier than it ever has before. My only complaint about the whole ordeal is that I think I should have been notified, in some way, when the repair had been completed. Otherwise, I would have rated the work 5 stars.

Albany Woods Apartment Complex management is great! The place is beautiful, peaceful and there is a nice duck pond, a gym with free access, inside the Office Administration building; a cozy meeting roo. with access to hot coffee, and a a nice swimming pool by same building as well. All the representatives are very professionals and willing to help. The maintenance team responds quickly and do the follow up with tenants to make sure the jobs are well done and in good time. During snow time, they snow plow the inner streets as necessary, even showeling the side walks and trails. Tenants can rent an extra space to use it as garage or storage room for just $125/month. When you visit the office they give you a personal tour to see few sample units of the size you need. Ray and Aaron, and the ladies are very kind and professional and they make you feel at home already even before you pick your unit or move in. Plus, they give you a goodie bag to nourish you on your way back which could be your energy source for few hours. I am so blessed to have found the Albany Woods! Lorenza Colman 01 2025

I moved to Columbus in 2022 and had the WORST experience with the previous apartment complex I lived in. I found and moved to Albany Woods in September 2024 and I absolutely love it here. Mackenzie in the leasing office was so helpful and answered all my questions through the application process and move in. I’ve had to place two maintenance requests since moving in and Connor came promptly, explained what was happening and how it would be fixed, and quickly resolved the issues. The community is well maintained and quiet. I LOVE the walking path that connects to Taylor Farm Park. My dog loves the dog park. Overall, a wonderful WONDERFUL fit for me. Thank you, Albany Woods, for taking care of and respecting your tenants. I couldn’t be happier with my decision to move here.
