I have lived here for over 6 years. I have been here through sale, new management, renovation and I still love living here. The management today is a great team. Claudia is a great leader. Wendy has been here through the whole journey. And Charles is great at what he does for maintenance. And the prices aren't bad either.

I moved to this residence almost three years ago. Our beautiful residence was totally renovated. A building, however, does not make a home. I appreciate and am enjoying the added activities: frequent breakfasts, exercise classes, informational sessions on various topics, i.e. scams and wellness workshops, fun and games, holiday celebrations. A monthly calendar lists activities, and a newsletter highlights upcoming events and gives tips helpful for all ages--55 and up. Our professional and friendly staff sets the tone. Wendy, our Lifestyle & Leasing Consultant, provides opportunities for connecting with residents. Claudia--Property Manager, and Charles--Maintenance Supervisor, want to assure that all is going well and we are satisfied. Overall, Kings Reserve Sterling is a nice place to call home.

The suites here are nice and roomy, and the recent makeover with updated appliances and flooring really makes the apartments feel fresh and comfortable. The layouts are open and modern, which adds to the overall appeal of the living spaces.. There are also activities available for residents, which gives people the chance to gather and socialize. This helps create a pleasant community atmosphere and makes it easier for residents to meet their neighbors. One downside is that although the facility is supposed to be non-smoking, some residents still smoke. Because of that, walking down the halls can occasionally be a bit challenging when the smell carries into the common areas. Overall, it’s a comfortable community with spacious apartments and opportunities for residents to stay socially connected, though enforcing the non-smoking policy more consistently would make the experience even better.

We moved here in August 2025 and we truly enjoy it. The staff is AWESOME and once it is fully renovated it will be beautiful. The residents are welcoming and helpful. It's a great place to call home. There are daily activities planned by management and residents.

I have grown to feel right at home at King’s Reserve. Property Managers John and Wendy are thoughtful, caring, and extremely attentive to the resident's needs! The community is well kept, the maintenance man Eddie is hardworking and always there to assist, and there are plenty of activities planned to keep the residents connected; my favorite one being the monthly Pizza Party dinners (hosted by my daughter and myself) that everyone looks forward to. We are a close-knit community, and since living here I’ve made many great friends!

What a difference! Yes, the building was sold ( rather unexpectedly to the residents). Changes have been made: 1) Meals were discontinued where mystery meat and stringy vegetables were served. As far as I’m concerned this was no great loss. 2) The upgraded apartments are worth the relocation/remodel process. Aesthetically, apartments now feel like they belong in the 21st century. 3) For me, the most important improvement has been in the managing staff. They are available to the residents; unlike the previous manager. John, Wendy and Eddie are responsive and work with each resident to address their issues More interactive activities have been introduced providing laughter and a positive community engagement. Like every remodeling project, it is taking longer than I’d like. Overall, I’m pleased with the transformation to date and the onsite staff who work to support King’s Reserve Sterling’s elevated goal

My wife and I moved here in May 2024. We love it! The staff here Jennifer and Wendy are top notch. You can't find better people to work with. All the support staff like Frank, Jackie, Melissa, Joanna, Michael and Sheka are fantastic as well. Oh I almost forgot about Brian! He's pretty cool too, but in his own way. Thumbs up for Sommerset!

Moved my mom into Sommerset a couple months ago. I did a ton of research and was struggling with finding a nice place yet still work with her extremely limited income. NoVA extortion includes both childcare and eldercare, unfortunately. Some places wanted $100K+ buy-ins on top of $4,000 to $7,000 per month! Sure, Sommerset is older with few bells & whistles; but the staff is AMAZING, it's tucked away in a nice quite corner of Sterling, and their pricing is extremely affordable for what you get. My mom was very nervous at first, but after about a week or two, she said she is "completely comfortable and really likes it there". Now I cannot tell you what that means to a child...to hear that comment from a mother, who recently lost her husband of 56 years and had been so worried about what would happen to her. I am 100% happy with our decision to move into Sommerset and am overly content that her needs are taken care of. They have a bus for grocery trips, shopping, doctor's appointments, lunch outings, casino trips...they provide dinner every single day & lunch 3-4 days a week (also a la cart options)...they have on-site physical therapy, maintenance & some entertainment...and oh, they provide housekeeping once a week (including making the bed)!!! Don't be fooled by marble and mahogany...Sommerset is warm, tight-knit, very friendly and a great value. I held one star back because they do need to progress through some updating; but overall my mom and I are very satisfied!

We moved my sister-in-law into Sommerset from Arizona last year, and it's been worth every tortuous mile of that long road trip. The facility is gorgeous, the staff wonderful, the food above average, the activities varied and interesting and the cost reasonable. Yes, REASONABLE; no yearly contracts, no exorbitant up-front deposits, no hidden fees. This is the best of the best, winning Best Facility in VA year after year. Highly recommended!
